Scotia Place offers its tenants exceptional service and first class space in an aesthetically pleasing building.
 

Located in the heart of Edmonton's downtown business community, Scotia Place consists of twin office towers and a major banking center. Common connecting floor plates rising from the third floor to the sixth floor create a terraced facade and a large atrium area in the foyer.

The towers, 28 and 21 storeys respectively, stand prominently within the centre of Edmonton's downtown commercial and retail properties. Three core entrances allow access to Jasper Avenue, Rice Howard Way, and 101 Street. In addition, Scotia Place has direct access from the complex to the above and below ground pedway network, the Central Station for the city's LRT (light rail transit), and bus transit systems.

The first six levels of the interior atrium are clad with flamed red balmoral granite accented with gold tinted reflective windows. These windows are carried up from the third floor to the sixth, mirroring and complimenting the exterior terraced facade. A large clear window is located opposite this interior terrace allowing natural light to penetrate the atrium and foyer enhancing the openness of this area. The main foyer is further enhanced by architectural drywall ceilings and valance lighting highlighted by large pendent and custom designed torchier lights.

The office towers have uniquely designed floor plates that maximize natural light without the inconvenience of large core areas. Full floor areas average 12,000 square feet while the terraced podium levels offer an average of 30,000 square feet each. Each floor contains its own compartmentalized air handling system and riser room. The towers are serviced by fourteen banked elevators which feature custom crafted teak interiors and custom designed granite flooring highlighted with solid brass accents. The elevators have been designed and programmed to provide tenants with first class, efficient transportation.

GREEN LINK is a national program that will be the foundation for Morguard to adopt continuous “green” operation of its properties and maintain employee and tenant awareness by promoting green building programs, technologies, and design practices.
